A Home Foundation That Sits On Unstable Soil

Deann Hunter

Unstable soil is one of the things that can cause a substantial amount of damage to your house. If the soil shifts and isn't solid enough to support the structure, you can actually end up losing your house altogether. Basically, the unstable soil can cause the foundation to your house to become uneven, which can effect walls, windows, doors, and the roof. The walls and roof can collapse if you don't hire a professional to stabilize the soil. This article explains signs that a house is constructed on unstable soil and how the problem can be resolved.

Signs That Your Foundation is Built on Unstable Soil

A common problem that occurs in a house when the foundation is uneven is for cracks to develop in walls. The cracks will usually start about the doorways in a house, and can expand as time passes by. Basically, an uneven foundation causes the walls to lean, which puts pressure on the drywall and leads to cracks forming. Due to the walls leaning, it can also cause doors and windows to get stuck or not open as easily as they should. Keep in mind that you might not even notice that the walls are leaning when the problem first begins, as it will only be a slight lean.

When to Get a New Foundation

Although it is possible for soil to be stabilized beneath a foundation, it might not be the best solution in some cases. For instance, if your house has had foundation problems for a long time, it is possible that you need to get a new one constructed. You can tell when a foundation is damaged beyond repair based on the floors in your house. If there are a substantial amount of large cracks beneath the flooring materials in your house, the foundation might be severely damaged. A professional can let you know if you should opt for getting the soil stabilized, or invest in a new foundation.

How Soil Can Be Stabilized to Protect the Foundation

If it is possible for your uneven foundation to be saved, a method called soil grouting can be used to resolve the problem. The method is also referred to as jet grouting, and it can be performed in several ways. Grouting involves fluid being injected into the soil that contains cement to harden the soil beneath the foundation. The grout mixture might contain cement along with water and air, but it depends on which method is used. Contact a contractor to find out if soil grouting is ideal for fixing the problem with your foundation.
